John Tyler grew up in Vail and graduated from Vail Mountain School. After an international career that took him from Osaka to San Francisco and into Colorado industrial sales, he returned to the valley in 2004 to follow his mother, Carroll Tyler, into real estate at Slifer Smith & Frampton.

Yes, and buyers do it regularly. There is no citizenship, residency, or visa requirement to buy residential property in the United States. You also do not need to be in Colorado to close: the state has allowed remote online notarization since the end of 2020, and buyers also close by overnighting signed documents or by granting a limited power of attorney to a trusted representative.

How does a 1031 exchange work on Vail Valley real estate?

Section 1031 lets you sell real property held for investment or business use and reinvest the proceeds in like-kind real property without recognizing the capital gain that year. The tax is deferred, not forgiven, because your old basis carries into the new property. The timeline is the hard part: 45 days to identify and 180 days to close, with essentially no relief.
